Why do gated golf clubs have mandatory memberships, even for the non-golfer?

Good question and the answer is a bit complicated. Suffice it to say, mandatory membership allows current and future homeowners the assurance that their club and its facilities will always have enough money for maintenance and capital improvements as time moves forward.

It creates a large pool of funds that the board of directors can use with membership approval to keep up with changing needs. For example, most clubs have added large fitness facilities, casual dining in the form of sports bars, computer rooms, tennis, spinning classes, etc.
