Port Saint Lucie
Much was made last week of the population exodus from Miami-Dade for the first time since the 1970’s. 79,534 residents left the area. One of the people supposedly not moving to Miami-Dade/Broward and is more popular than Barbie®, is international soccer star Messi, who we hear is looking in Palm Beach County. I was interviewed by the Sun-Sentinel on the matter. Much of the reason I think is privacy and security. Miami and Fort Lauderdale have tons of international conventions and tourists. Palm Beach County is more subdued. See Joe Namath or Michael Jordan or Venus and Serena at a restaurant and we give them their privacy. Not so much the further South you go. The second reason is gated communities. Lots fled Miami in the 1970’s and wanted gated communities which is why Palm Beach County is flooded with them.
However, Palm Beach County is not where all the action is occurring. Prices have gone up in Palm Beach County and land east of 95 and the turnpike is all but gone. We are still seeing lots of movement in Western Palm Beach County like along 441 in Boca Raton/Delray and areas like Westlake and Avenir in Palm Beach Gardens. But the Treasure Coast is where the major growth is. I was also interviewed by WPTV on the matter this week as well. Newer communities, more activities, and less expensive price points.
