This week I talked with USA Today on 7 tips for walk-throughs to do ahead of closing.  There are a series of items buyers, sellers, and real estate agents should do to make closings successful and a non-event.

On this episode of Real Estate Roundtable on Echo TV (Watch Live) or Streaming on Facebook, we talk with Echo Realtor, Penny Burke Esq. Penny is one of my favorite Realtors and people. She is punny — (pun intended), wicked smart and a terrific problem solver. Penny had her own law practice including one of her cases “Pain and Gain”, that turned into a movie starring Mark Wahlberg and wrote a book, for widows inspired by her own Mother, called Granny Panties To Thongs, The Mourning After.

Penny does business all over but knows the country club communities and luxury homes in Jupiter and Palm Beach Gardens.
We talk with Penny not only about things to do for a successful walk-through but what to do ahead of schedule so that there are no issues at closing.

Topics we discuss are…

  • Collaborative versus adversarial relationship with other side

 

    • Pre-inspections for Sellers
    • Any inventory written up in writing, bullet point style and initialed by both sides
    • Getting the inspection done as early as possible

    • Talking over the items in need of repair with the inspector at the inspection or via Zoom/Facetime
    • Using licensed repair people and putting all requests in an addendum
    • Doing a re-inspection after the inspection
    • Having everything done well before the walk-through
    • Bringing a checklist (the contract) to the walk-through
    • Walk-through should be a non-event if all taken care of
    • Sellers should put a bottle of champagne and handwritten note about why they will enjoy the house to the Buyers. It is not only nice to do but usually wins a favor with the Seller if there is a surprise issue
